Tips & Techniques for Green Tree – Ditech Claims Department, Insurance Servicing
Green Tree is now Ditech, however after speaking to their claims representatives they assured us that all their information is still the same. The only thing that has changed is their company name (they simply re-branded), and the Green Tree forms will still be accepted. Green Tree is the only mortgage company with THREE tiers of losses. Small, under $5,000, Medium, between $5,000 and $10,000, and their Large/Monitored claims are above $10,000. Their Large/Monitored claims and Small claims are reflected in the above lists. Their odd quirk, the Medium sized claims, are basically the same as their monitored claims except that instead of needing their lien waiver, you will need to provide after photos of the completed work, and no inspection is required. Again, Green Tree's Medium claims do not require an inspection or the lien waiver to release final payment, instead require after pictures of the completed work. Aside from being odd, this can be a real hassle. So, if you know ahead of time that the total claim amount will fall into this range, make sure and let Your Customer know that you will need to get into their home after the work is completed to take some photos. Green Tree also requires that Your Company has an account/loan number to look up claims, they cannot do it by Your Customer's name or address--yet another reason to get your Third Party Authorization signed up front. Lastly, and very importantly, even after Your Company submits a valid Third Party Authorization, Your Company is not allowed to request inspections! This is very odd and cumbersome as it will require you to contact Your Customer and then have them contact Green Tree to request the inspection. Now go and get Your Money Faster!
